For Sale By Owner (FSBO)

Why list with an agent or more to this topic, why not list on my own and save the commission? This is a very common question that realtors face on a regular basis. The part that is not so common is the answer. Most "FSBO" sellers do not wait for the true answer but rather proceed with their private sale with either incomplete or misguided information.

Here's the truth:

As a seller - you don't save the commission. If there is any commission to be saved it will be the buyer who benefits. Any experienced buyer (and let's face it, only an experienced buyer would attempt to buy a house on their own) knows the commission structure in real estate and will take that into consideration in their offer. As a buyer I would! I bet you would too.

The second challenge faced by "for sale by owner" sellers is the very limited market exposure they will get withouth the benefit of the MLS (Multiple Listing Service) gained through a realtor. Selling shoes or used hockey skates on Craigslist or Kijiji is great.  The market exposure is widespread enough and the fiancial risk is minimal. Your HOME is a complete different thing. Realtors have access to tools to make your selling experinece a safe and much more secure transaction. 

Finally, with the increased market exposure AND trained sales expertise, your Relator is likely going to be able to fetch a much better selling price for you than you would on your own.

Sell quicker, gain a better selling price, don't give away commission that you don't have to give away and do all of this with the peace of mind that your most valued possession is in the hands of an expert who deals with these types of transactions on a regular basis.
